It’s also a great place to relax and let the world go by with many idyllic local walks and cycle routes to choose from. For example, there’s the Forge Valley Woods National Nature Reserve on the edge of the village which is part of the largest community managed woodland in England.

Sun, sea and shops
From doing the big shop to visiting small independents, you’ll find everything you’re looking for in Scarborough. Nearby are ever handy supermarkets, including Lidl, Sainsbury’s and Tesco. Then, there’s the Brunswick and Balmoral Shopping Centres both offering everyone’s high street favourites. Make the school run a stroll

Fancy a relaxing day out in Peasholm Park with its picture-perfect landscape featuring streams, waterfalls, mini bridges and mystical garden? Perhaps you’d prefer exploring the rugged North Yorkshire Moors or admiring the breathtaking cliff-top views between Cayton Way and Runswick Bay. You’ll be spoilt for choice when it comes to days out. There are also the many seaside resorts to visit such as Filey, Robin Hood Bay and Whitby. Alternatively, adventure awaits at North Yorkshire Water Park with its zip line, wakeboarding and Aqua Park. If you’d prefer something a bit more subdued, there are the many quaint Yorkshire villages just a short drive away. And talking of driving, you can also play a round at one of Scarborough’s two golf courses.   

Commuting made easy
East Ayton places you near the A170. From here you can head East straight into Scarborough, or West to Pickering, then onwards to Thirsk. You can also hop onto the A64 or A171 with ease. From these you can go North to Whitby, then carry on to Middlesbrough, while driving South takes you to Filey, Bridlington and then Hull. Or you can head South West to Malton and York. If you prefer to travel by rail, Scarborough Train Station is only 10-minutes away. From here, a regular service runs to York from where you can then head up and down the country.

Head South West on Westborough/A64 towards Hanover Road.Continue to follow A64. Continue onto Falsgrave Road then Stephney Road/A170 leading to Racecourse Road.

It's a straight route along the A170, passing through Thornton Dale, Snaiton and Hutton Buscel.

FROM FILEY - 9.4 miles

Head West on Station Avenue and follow A1039, A165 and B1251 to Irton Moor Lane. Turn right onto Irton Moor Lane then left onto Racecourse Road/A170. 

FROM YORK 36 miles

Developed by the Home Builders Federation, the home building industry and mortgage lenders, it provides homebuyers with 95% loan-to-value mortgages at competitive rates.

Available to first-time buyers and existing homeowners, it makes buying a new home more affordable, without needing to save for a huge deposit.

Deposit Unlock is currently available via selected lenders but more are joining all the time. The scheme is expected to be more widely available across the UK soon.  

How it works:

  • Find the perfect home for you at one of our participating developments
  • Talk to your Sales Executive about the Deposit Unlock scheme – they’ll be able to offer advice on whether it’s right for you
  • If you want to go ahead with Deposit Unlock, we’ll supply written confirmation to specified lenders
  • If you meet the lender's criteria, you can reserve your Keepmoat home

First Homes Scheme

Many young people dream of owning a home in their local area – whether they grew up or settled there but sometimes local properties are too expensive, forcing them to move out of their communities. First Homes is a new Government-backed scheme to help more people onto their local property ladder.

First Homes scheme supports local and key worker first-time buyers by providing a significant discount of at least 30%* on new build homes in their local area compared market prices - turning their dream of homeownership into a reality. 

What are First Homes?

  • First Homes are newly built homes for local and key worker first-time buyers
  • The homes are offered at a discount of at least 30%* compared to prices of equivalent properties on the open market. 
  • The discount will apply to the First Home forever - this means the same percentage discount from the original sale will be passed on to the new buyer every time the home is sold.

What type of properties are First Homes?

  • First Homes are homes suitable for first-time buyers.
  • First Homes are of the same type and quality, and meet the same standards, as the other newly built homes for open market sale within the same development. 
  • The maximum price of a First Home, after the discount has been applied is £250,000 in England (£420,000 in London).

Who is eligible for First Homes?

  • All purchasers must be first-time buyers. 
  • Purchasers will also need to comply with any local connections restrictions, or key worker restrictions, set by the local authority where the First Home is located.
  • The purchaser’s household’s income must be no more than £80,000* in England (or £90,000 in London).
  • The current eligibility criteria will apply to all future sales of each First Home.

There’s a brand new way to buy a Keepmoat home. Own New Rate Reducer gives homebuyers access to lower monthly mortgage payments* for an initial 2 or 5-year period.

Available to both first-time buyers and existing homeowners, it unlocks some of the most competitive interest rates on the market. Making owning a new home within reach of even more people.

How it works couldn’t be easier:

  • Find an eligible Keepmoat home and depending on the build stage, we will make a contribution towards the purchase price – up to 5% of the value
  • This contribution goes directly to your mortgage lender, via Own New, who facilitates the whole process.
  • Depending on your circumstances, your Own New mortgage broker with help you find a Rate Reducer mortgage and work out if it’s right for you. Please speak to our sales advisors at your chosen development who will be able to put you in contact with an Own New approved mortgage advisor.
  • There are no additional costs and you own 100% of your home.
