Will I have to pay Stamp Duty?

If your home is under £300,000 and you are a first time buyer, you won’t pay any Stamp Duty at all in England. If you have owned a home before you will pay Stamp Duty on the portion of the property over £125,000.

How does Easymove work?

If you’ve got a home to sell, our Easymove service is designed to help you sell your home and make the move quick and easy. We’ll arrange everything from estate agents valuation, marketing and sale negotiations. We’ll even pay all your estate agents fees. Find out more about how Easymove makes moving easier.

Am I eligible for Easymove?

If you’re selling your home and have reserved a Keepmoat Homes property, you may be eligible to move with Easymove. All you need to do is ask your friendly Sales Advisor if Easymove is availble on your development.

Can you help sell my existing home?

Yes. Our Easymove scheme can take all the hassle out of selling your home. And help you get into your new one quicker. We’ll even pay for your estate agents fee. 

I’m not a first time buyer, do I still qualify for Help to Buy?

Yes. The majority of Keepmoat homes can be purchased with the Government-backed Help to Buy scheme. It could mean that you could move even if you haven’t got a lot of equity in your current home.

Are there any schemes exclusively for first time buyers?

At Keepmoat Homes we have a number of schemes to help first time buyers get on the property ladder.

How do I apply for Help to Buy?

Your Sales Advisor will be able to recommend an Independent Financial Advisor who understands how Help to Buy works. They’ll be able to guide you through the application process. 

Can you recommend solicitors and financial advisors?

Our Sales Advisors are a treasure trove of great advice. Including which solicitors and financial advisors are tried and tested. 

Who will be my main point of contact?

Your friendly sales advisor will be your main point of contact. They’ll keep you posted on how the build is developing and be on hand at every step to help make the move as easy as possible.

How will I be kept up to date on the progress of my build?

Your sales advisor will keep you updated at every stage. They’ll liaise with the site manager and let you know about all of your homes construction landmarks. 

Can I pick the fixtures and fittings?

The beauty of reserving your home early is that you can really make it yours. Pick the kitchen, bathroom and the finishes touches to suit your style. 

How long will my home take to build?

How long it takes depends on lots of factors. However long or short the timescales we’ll always keep you well informed. Around five to six weeks before your home is finished we’ll get in touch to let you know of your legal completion date.

How do I reserve a home?

It’s easy. Just talk to your friendly sales advisor at the development you are interested in reserving at. If you’ve not got the phone number to hand you can find it on the development page on this website.

Can I pick my kitchen and bathroom?

Yes. One of the best things about buying a new home is that you can tailor it to suit you perfectly. You can choose from our range of kitchens and elements of your bathroom such as tiles and flooring. We even have a range of upgrades if you want something a little more special. Your friendly sales advisor will run through all of the options with you and answer any questions you may have.

Are Keepmoat homes energy efficient?

Yes. Very. We use the latest high performance wall and roof insulation to minimise heat loss. Top spec energy rated windows and efficient heating systems help reduce your carbon footprint. They’re great for reducing your bills too. 

Are Keepmoat homes covered by a warranty?

Yes. All our homes are covered with two comprehensive warranties. Our 2 year Keepmoat Homes warranty, as well as the standard NHBC or LABC structural warranty.

Do I need to pay for ‘surveys’ of the home, even if it is new build?

In some cases the lender may insist you carry out a land survey. They do this to check whether the plot of land on which your home will be built isn’t at risk from mines, floods etc. 

Can I buy on my own or does there need to be two people's incomes to buy?

If you have the income and you can afford the mortgage, there’s nothing stopping you buying on your own. 

How much money can I borrow?

This depends on your circumstances and your lender. The affordability criteria lenders work to is constantly changing. Our advice would be to find an experienced Independent Financial Advisor who’ll be able to guide you through every step of your mortgage application.

If you don’t know an IFA, your sales advisor can give you the details of some that have worked on behalf of Keepmoat Homes customers before.  

Can I buy a home without a deposit? If not, how much deposit do I need – 5%, 10% or 20%?

Right now most lenders require at least a 5% deposit. However, a larger deposit can often help you secure a better mortgage deal with lower monthly payments.

Do I need a solicitor if I am buying a house and how much will it cost?

Yes, you do need a solicitor when buying a house. They handle all the legalities around the contracts, searches, as well as handling all the money. Solicitors’ fees can be anything from around £500 to £1500 depending on how complicated the sale is and whether you’ve got a home to sell. Make sure you get a quote, with a full breakdown of costs, before choosing a solicitor.

If I’m buying a house with a friend can we both be on the mortgage?

Yes. If you are buying a house with friends up to four names can be on a mortgage. And sometimes it’s good to share as it makes buying more affordable. But remember, you are all responsible for paying the mortgage.

Can my parents be guarantors for my mortgage?

Some lenders allow your parents to act as guarantors on your mortgage. This obviously depends on their financial circumstances too.

What will happen if I’m unable to pay my monthly mortgage?

It’s worth talking to your Independent Financial Advisor about mortgage protection to make sure this doesn’t happen. It will protect you from a number of circumstances that could affect your ability to make repayments, such as redundancy and long term and critical illness.

I’ve heard that if I have missed one payment on my credit card or mobile phone bill I may be refused a mortgage – is this true?

If it’s just the odd missed payment, most mortgage lenders will apply a little common sense here and it’s very unlikely you’ll be turned down just for that. However, if you’ve regularly missed payments this will affect your credit rating, making it more difficult to get a reasonable interest rate on a mortgage.

How do I know which mortgage is right for me?

Would you rather go for a fixed rate and know exactly what you’re paying each month, or take advantage of the low interest rates at the minute and go for a variable or tracker mortgage? How much deposit you have will affect the rates you’re offered too. We’d recommend that you work out what’s affordable and get some advice from an Independent Financial Advisor.

Can I buy a home even if I have poor credit?

Yes you can. A poor credit history or even if you’ve been declared bankrupt does not automatically prevent you from having a mortgage, although it will make the process a little more challenging. It may be worth getting the help of an Independent Financial Advisor who’ll be able to scour the market looking for mortgages that fit your circumstances.  

How can I tell if there’s a show home on a particular Keepmoat Homes development?

Most of our Keepmoat Homes developments have show homes, unless they have just opened or are nearing completion. If you want to look around our show home, you can check first by giving one of the team a call using the telephone number on the development page you’re interested in.
