How can I tell if there’s a show home on a particular Keepmoat Homes development?

Are Keepmoat homes energy efficient?

Will I have to pay Stamp Duty?

If you are a first time buyer in England, you won’t pay any Stamp Duty Land Tax (SDLT) at all if your home is under £300,000. From £300,001 to £500,000 you will pay 5% Stamp Duty as a first time buyer. If you have owned a home before you will pay Stamp Duty on the portion of the property over £125,000. The percentage rises as the property value rises.

In Scotland you pay Land and Buildings Transaction Tax (LBTT). First time buyers won’t pay LBTT on the initial £175,000 of the property value. If you have previously owned a home, you will pay LBTT on the portion of the property over £145,000 with the percentage rate rising at thresholds.  

How much does it cost to reserve a home?

From just £250 (this fee is regionally or development specific so may vary in some areas) you can reserve your new Keepmoat home. It means that, subject to contracts and meeting the timescales in the agreement, the home is yours at the price agreed. And we take that off your deposit when the sale goes through. How can I recommend a friend?

Easy. You can pick up a form from your nearest sales office*.

 *Offer available at participating developments only. To qualify for this offer, your friend must purchase one of our homes and inform the Sales Executive that they have been recommended by you at the time of reservation. Only 1 voucher can be used per transaction and the cash amount is set at time of use. As well as the mortgage what other costs will I have to pay?

When you’re buying a home it’s good to budget. There are several upfront costs associated with buying a home, such as, your home deposit, Stamp Duty or LBTT and solicitor’s fee, plus more.

Do you need a survey on a new build?

A property survey is an inspection of a property carried out by a surveyor, to confirm the condition of the home you are buying. So, if your home is a brand new build, do you still need a survey?

Property surveys are not a legal requirement, but your mortgage lender may require one. With older homes, surveys are always recommended, as they save you money in the long term by catching potential issues ahead of time. If you’re buying a new build, you’re often covered by a warranty – at Keepmoat, we offer a 10-year build warranty with all our new build homes. This usually negates the need for a survey on a new build, as it acts as a robust insurance policy and ensures your home is issue-free for years to come.

While you should expect the condition of your new build home to be perfect, some mortgage lenders may still insist you carry out a land survey. This survey will confirm that the plot of land on which your home will be built isn’t at risk from mines, floods, or any other issues that could cause structural damage in the long term.

Can I buy on my own or does there need to be two people's incomes to buy?

If you have the appropriate income to afford the mortgage, there’s nothing stopping you buying on your own.

How much money can I borrow?

This depends on your circumstances and your lender. The affordability criteria lenders work to is constantly changing. Our advice would be to find an experienced Independent Financial Advisor who’ll be able to guide you through every step of your mortgage application.

If you don’t know an IFA, your sales advisor can give you the details of some that have worked on behalf of Keepmoat Homes customers before.  

Do I need a solicitor if I am buying a house and how much will it cost?

Yes, you do need a solicitor when buying a house. They handle all the legalities around the contracts, searches, as well as handling all the money. Solicitors’ fees can be anything from around £500 to £1,500 depending on how complicated the sale is and whether you’ve got a home to sell. Make sure you get a quote, with a full breakdown of costs, before choosing a solicitor.

Who will be my main point of contact?

Your friendly sales advisor will be your main point of contact. They’ll keep you posted on how the build is developing and be on hand at every step to help make the move as easy as possible.

How will I be kept up to date on the progress of my build?

Your sales advisor will keep you updated at every stage. They’ll liaise with the site manager and let you know about all of your home’s construction landmarks.

Can I pick the fixtures and fittings?

The beauty of reserving your home early is that you can really make it your own. So, if you have reserved your home before the roof has been added, you will be able to choose your options*. This is where the fun starts - pick the kitchen, bathroom, and the finishing touches to suit your style.

How long will my home take to build?

How long it takes depends on lots of factors. However long or short the timescales we’ll always keep you well informed. Around five to six weeks before your home is finished, we’ll get in touch to let you know of your legal completion date.

What do I do if something goes wrong in my new home?
