First modular houses by ilke Homes installed on Keepmoat Homes development

Two modular homes, which were installed in just one day, are now open to view in Doncaster.
The houses are the first properties by British modular homes specialist ilke Homes to be installed on a Keepmoat Homes development and were officially unveiled today (Friday 23rd March).
The houses were built off-site by ilke Homes before being transported fully finished to Keepmoat Homes’ housing development at Dominion, Carr Lodge, Doncaster.
A traditionally built new home was also on show to allow visitors to see how the modular homes offer the same high-quality, while being delivered in less than half the time. The homes will now be available to view for the next 12 months.
“It’s exciting to see the properties by ilke Homes on site and amazing that it is possible to install and prepare a new home ready to be moved into in just two weeks. Customers will not be able to notice a difference between those built on site by traditional methods and these factory-built homes,” said James Thomson, CEO at Keepmoat Homes.
“The homes can be installed at a rate of up to six homes per site per day, meaning you could save as much as six months on a 50-home development. Modular housing provides a new solution to the UK’s need for additional high-quality housing, which Keepmoat Homes is committed to helping deliver.”

The high-performance, sustainable properties by ilke Homes are available for the same price as a traditionally built home. In addition, the homes are airtight and highly insulated, costing 20% less to heat than traditionally built brand-new properties and over half that of an average UK home.
Precision manufacturing processes ensure durable, high-quality homes every time. ilke Homes will work with developers to customise the homes to their individual specifications. This includes an option to upgrade to zero carbon homes standard with the addition of photovoltaic panels, which can bring running costs down to less than one tenth of the average UK home.
The properties have flexible layouts with over 100 possible variations, from two-storey terraced houses to three-storey semi-detached properties, and blocks of flats of up to four storeys. The homes are mortgageable and tenure blind, being fully adaptable to both private market and housing association requirements for all forms of sale and rent. Homes are fully-approved by the National House Building Council (NHBC) and Build Offsite Property Assurance Scheme (BOPAS), and standard mortgage-ability is achieved through 10-year structural warranties from NHBC Buildmark or Building Life Plans, accepted by all major lenders.
Keepmoat Homes already has 172 homes on the Dominion development, with the first homes sold in 2014. Homes on the site are a mix of owned, affordable rent and shared ownership and the site also features high quality green routes and a play area. Dominion is also Doncaster’s first low carbon community, with all homes designed to the Government’s Code for Sustainable Homes level 3.
