Purpose of the Role:

The main purpose of the role is to be a key member of the Regional Commercial Team in delivering profitability for the region through contractor procurement, cost planning and control, and general commercial input through the private development process. To understand, implement and adhere to SHEQ policy and strategy.

Main Duties / Accountability

1. Increase Trade Contractor Base

1.1 Identify new Trade Contractor Partners:

  • Meet and explain the Homes culture and ‘all risk’ packaging
  • Obtain prices on standard house types on partnering agreement

1.2 Improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements

2.‘All risk’ Civil Engineering Procurement

2.1 Tender for ‘all risk’ Road, Sewers and Plot works

  • Negotiate best value packages
  • Present for approval

2.2 Ensure completed developments are adopted by statutory authorities

3. Procure New Site Starts

3.1 Prestart planning:

  • Ensure timely delivery of technical and design information
  • Provide commercial input into pre-start meetings
  • Provide commercial input into pre-start presentations

4. Cost Planning

4.1 Produce feasibilities for land negotiations (‘Cap Ex 1’)

4.2 Update feasibilities throughout the planning process

4.3 Produce detailed cost plan for inclusion within ‘Cap Ex 2’

4.4 Produce Site-start Budget

4.5 Produce annual ‘Bible’ costs

4.6 Investigate commercial viability of all modern methods of construction

5. Monitor & Control Build Costs

5.1 Cost-to-complete’ reporting

5.2 Manage the implementation of new house types

5.3 Support and assist as necessary with the group drive for efficiency savings

5.4 Provide commercial input to innovations

Ensure trade specifications are current and comply with building regulations

What we are looking for:

Skills and abilities

  • Ability to work remotely
  • First rate communication and influencing skills
  • Good at developing relationships
  • Flexible – able to work at all levels and at hands on level
  • Proven written communication skills
  • Excellent level of numeracy
  • Computer literate in MS Office

Experience

  • Previous experience of building relationships with clients/customers
  • IT skills including Microsoft packages (advanced knowledge)

  • Good verbal and written communicator
  • Excellent organization skills
  • Resilient
